Clark Street Development purchased this 19,000 SF parcel in September 2006. The site was an operating KFC restaurant and is located on the out parcel of the Andersonville neighborhood Jewel grocery store originally developed in the mid-1980’s. This site is one of the few true outlots associated with grocery anchored centers on Chicago’s north side. Clark Street Principals recognized an opportunity to redevelop the site into a higher use, and went under contract with the owner of the site. Within six months, Clark Street negotiated a long-term ground lease with Fifth Third Bancorp, re-negotiated the existing Access and Easement agreement with the owner of the grocery store, and succeeded in gaining Special Use approval from the Chicago Zoning Board of Appeals for the construction of a new drive through facility. The restaurant was demolished and replaced with a new 4,500 SF retail banking branch with three drive through lanes. The redeveloped property was sold in February 2007.
