In February 2012, CSRE acquired a 25 acre parcel of land located at the SWC of FM 544 and Woodbridge Pkwy in Wylie, TX. Prior to acquisition, CSRE secured entitlements and a sales tax sharing agreement to build a 155,000 sf shopping center, anchored by a 123,000 sf Kroger grocery store. CSRE completed extensive site development and the build-out of 20,000 sf of retail shops for various tenants. This was one of three Kroger openings in 2013 in the greater DFW trade area.

Retail Infill Redevelopment

In August 2014, CSRE acquired a bank-owned City of Chicago infill redevelopment opportunity located at the highly trafficked intersection of Elston Avenue, Kedzie Avenue, and Addison Street. In addition, CSRE completed demolition of a multistory building to make way for a new 4,000 sf retail building.

As of June 2015, CSRE acquired 1724 West Lawrence Avenue, a 3,750 square foot strip center in the heart of the Ravenswood neighborhood of Chicago. The property is located blocks away from the new Mariano’s, LA Fitness and the Ravenswood Metra and “L” station. CSRE has made significant capital improvements to the property. In the summer of 2017, AT&T opened a store that coincided with the completion of the property improvements.

In spring of 2018, CSRE completed the development of a ground-up, built-to-suit medical office building for DaVita Dialysis on a former industrial site at the southeast intersection of 47th Street and California Avenue in Chicago’s Brighton Park neighborhood. This new 7,746 SF DaVita facility provides 20 clinic stations and began treating patients in June of 2018.

In the spring of 2012, CSRE acquired and rezoned a 30,000 sf land parcel in the Logan Square neighborhood of Chicago, IL to develop a 9,100 sf Davita Dialysis. In July 2011, CSRE acquired a note and obtained a deed in lieu of foreclosure on a 15 acre industrial parcel with dilapidated buildings in Skokie, Illinois. CSRE worked closely with the Village of Skokie to rezone the property for a 190,000 sf shopping center composed of a Walmart Supercenter, 17,000 sf small shop building, PNC Bank, M Burger (Lettuce Entertain You) restaurant, Just Tires, and Jollibee.

Walmart’s grand opening was in August 2014.

In January 2008, CSRE acquired 3 acres of land in Downtown Milwaukee at the intersection of 2nd St. and Michigan St. Its location is strategically situated as a gateway to Downtown Milwaukee, adjacent to The Shops at Grand Avenue and the new on and off ramps for the Marquette Interchange (Interstate 794). This future development site is currently being operated as a parking lot by ABM Parking Services. CSRE’s vision for the property is a dense mixed-use development with uses such as retail, office and hospitality.

CSRE acted as master developer for 2 dynamic projects located on its site. In 2011, CSRE partnered with a local development company to construct a 76,000 sf medical clinic for the University of Wisconsin. In 2013, CSRE partnered with a local multi-family developer to construct a 67-unit multi-family apartment complex. In 2015, CSRE has partnered with the same multi-family developer to finalize entitlements and construct a mixed-use project on the remaining 1.65 acres that will include 180 multi-family units, 6 townhomes, and over 13,000 sf of commercial space.

This 8-story, mixed-use property is located in Downtown Chicago, one block west of Michigan Avenue.  The property was originally redeveloped as a mixed-use hotel and retail project.  The Sports Authority anchored the bottom 2 floors and The Marcus Corporation began its hotel development on the top 6. After The Sports Authority’s departure in 2001, the property underwent its second retail redevelopment, making way for Trader Joes, Starbucks, Fifth Third Bank, as well as a new parking garage on the second level.  The property was later sold in 2006.

Located just north of Chicago’s Lincoln Park neighborhood, this 1920’s era theatre building was acquired in 1997 as a major retail redevelopment and renovation project. This 180,000 SF vertical shopping centre was completely redesigned with a 6-story garage, suspended escalators, exposed elevators, glass railings and two new floors to accommodate stadium seating for and independent film house, Landmark Theatres.

Situated just south of Chicago’s business district, the “Loop”, the South Loop Marketplace began as the Soo Line terminal/distribution site. The terminal was demolished and much of its remains were re-used as base material for the new development. The center opened in 1997 anchored by Dominick’s Fresh Store and includes Walgreen’s, South Central Bank and approximately 30,000 SF of retail shops. South Loop Marketplace was awarded the Retail Development of the Year by NAIOP.  The property was later sold in 2005.

Principals of Clark Street purchased this 19,000 SF parcel in September 2006. The site was an operating KFC restaurant located on the out parcel of the Andersonville neighborhood Jewel grocery store. Within six months, Clark Street negotiated a long-term ground lease with Fifth Third Bancorp and obtained entitlements from the City. The restaurant was demolished and replaced with a new 4,500 SF retail banking branch with three drive through lanes. The property was sold in February 2007.

In January of 2011, CSD acquired a 40,000 SF vacant Wickes furniture store with the intent to redevelop the parcel. In May of 2011, CSD leased the property to HHGregg, which remodeled and opened a 30,000 retail appliance/electronics store in November of 2011. This new location for HHGregg is part of its initial roll-out of stores in the greater Chicagoland area.

In July of 2013, Clark Street purchased and entitled an approximately 1.5 acre portion of the surface parking lot from American TV and Appliance located at the southeast corner of East State Street and Mid America Drive in Rockford, IL. Longhorn Steakhouse constructed a 6,275 sf restaurant with 103 parking spaces and opened for business to the public in December of 2013.

Principals of Clark Street acquired approximately 65 acres and 900,000 SF of obsolete industrial property owned by Komatsu-Dresser in 1992. The complete demolition of the improvements and environmental remediation paved the way for tenants; Target, Home Depot, PetsMart, Marshalls, Office Max, The Sports Authority and Pepboys. This was the 1st major retail development in Broadview and represents an extensive public and private partnership including the use of tax increment financing.  The property was later sold in 2007.

Orland Park Place was originally constructed in 1980 as a 600,000 SF enclosed regional shopping center, situated less than one-half mile from Orland Square Mall. The property, along with several adjacent retail buildings, was acquired in 1997, completely redeveloped, de-malled, and transformed into a first-class power center that includes the tenants such as Barnes & Noble, Bed, Bath & Beyond, Cost Plus, DSW Shoes and Dick's Sporting Goods.

Bedford City Square began as an acquisition and redevelopment of the former 700,000 SF  Carson Pirie Scott distribution center in 1992. The site was redeveloped as a regional center anchored by Target, Home Base, BJ's Wholesale Club and Best Buy. After a number of anchor buyouts, the center today consists of Target, Home Depot, Art Van Furniture and Cermak Fresh Market.

Route 6 Terminal is a 70-acre redevelopment site formerly owned by Sapa Group. The 700,000 SF facility was once utilized as an aluminum extrusion plant, originally constructed by ALCOA. In June 2011, CSRE and partners acquired the property. CSRE improved the abandoned CN rail spur to include a 100,000 square foot high-bay warehouse and a 10,000 square foot office. Of the existing buildings that were deconstructed for the warehouse and office use, CSRE was able to recycle over 4,600 gross tons of steel, copper and aluminum.

Beginning in late 2005, Principals of CSRE assembled an approximate 1700-acre contiguous land tract located near the intersection of Laraway and Brandon Roads in Joliet, IL.  The tract of land was assembled from roughly 30 different individual parcels owned by local residents and families to Will County. After rezoning and annexation, it is now under development by Centerpoint Properties and the Union Pacific Railroad.

In 2009, Principals of CSRE partnered with the Gary Jet Center in order to develop a new 40,000 SF airplane hanger at the Gary/Chicago International Airport.  The Gary Jet Center is a fixed-base operator providing private charter, corporate fleet maintenance and storage.    The development utilized public bond financing with the Gary-Chicago Airport Authority.  Lee Construction provided specialized construction expertise.

Principals of Clark Street and NARE acquired the Selway Outlet Park, located in Izmir, Turkey, in April 2009. The property boasts approximately 80,000 SF with local, national and international retail tenants. The project also included development rights for a pedestrian bridge and approximately 15 acres on the eastern edge of the tollway. NARE and Clark Street increased occupancy in the existing retail to 100% and sold the project to a local investor in 2012.

In July of 2018, CSRE acquired the site of the former Joe's Crab Shack at the southeast corner of Golf Road and McConnor Parkway in Shaumburg, IL.  The site is proximate to I-290 and serves as a gateway entrance to the Woodfield Mall, one of the region's strongest performing malls and surrounded by a robust office, retail, and residential population.  The restaurant opened for business in July of 2019.
